The owners of the Pinewood Playing Fields, Jet Limited Directors Fund, intend to submit a “hybrid” planning application to Solihull Metropolitan Borough Council designed to improve the sports facilities on site and provide much needed housing. The planning application site will include the existing Pinewood Playing Fields site and part of the adjoining Pinewood Business Park. The extent of the proposed planning application site is shown on the plan below.
The Pinewood Playing Fields car park has 279 spaces. However, on average only 32 spaces are used. The club house on the site is old and in poor condition. Beyond the three football pitches there are no other sporting uses on the site.
The forthcoming planning application will propose the reconfiguration of the existing three football pitches, a new club house, three padel courts and up to 38 dwellings.
The planning application will be a “hybrid” planning application. This means that full planning permission will be sought for the reconfigured pitches, the club house, the padel courts and their car parking. This will fix the position and design of this element of the scheme.
“Outline” planning permission will be sought for the housing. This means that we will be asking the Council to grant planning permission for the “principle” of up to 38 houses on the site. Their design, layout and appearance will not, however, be fixed at this stage. It would need to be approved under a separate Reserved Matters application in the future.
