The site

The site is located within a residential area with a number of alternative uses nearby such as a performing arts theatre to the west and a bowling green with additional pitches to the north-east, off Berwicks Lane.


There is currently a 11v11, 9v9, and 5v5 pitch on site. The car park provides 279 car parking spaces, however on average only 32 spaces are used. The existing club house sits to the south-west of the playing fields. The club house provides basic facilities and is reaching the end of its economic life. The changing facilities are small and dated.

  

At present, there is one vehicular access to the site accessed off Coleshill Road.  


To the south-west of the site sits an existing underutilised office building ‘TS3’ which will be demolished as part of the development.  


There are several bus stops adjacent to the site which serve the bus routes 97 and A10. The 97 bus route connects the site to Birmingham and the A10 connects the site to Solihull. 


The site has no known statutory heritage, flooding or nature conservation designations attached to it. 


However, there are Tree Protection Orders in place on the south-west of the site. These trees would be retained as part of any development.  


Within a 5 to 10 minute walk (approximately 400 to 800 metres distance) of the site there are the following facilities: 


  • Brooklands Hospital  
  • Local pubs  
  • Birmingham Baseball Club 
  • Marston Green Cricket Club 
  • Mulberry Bush Nursery  
  • Hotels 


Within a 10 to 18 minute walk (approximately 800 to 1300 metres) there is: 


  • Marston Green Train Station  
  • Brian Oliver Centre, Brooklands Hospital  
  • Marston Green Junior School 
  • Little Scallywags Day Nursery 
  • Local pubs and restaurants 
  • Convenience store  


The site is considered to be in a sustainable location for development.
